I had an issue the other day with my elec bill not displaying online so I deleted all of my cookies and the browser came good.

So I noticed there'd been a problem with moisture getting in from the outside and damaging the walls on the inside of my bay window.

 

 

Having a good look indicated that the garden beds were way too high (something I'd thought since moving in anyway) and hard up against the wall (not ideal, from a moisture perspective).

 

 

So this weekend I dug the garden beds out to allow the walls a chance to dry out, as I can't paint the internal walls until it's dry. You can see from the staining how high up the mulch/soil was.

 

 

Also, turns out I found this buried in the corner, previously covered and clogged with mulch. So this most likely explains the moisture damage: heavy rains over summer, water from down pipe overflows as it's got nowhere to go and then pools all around that area near the bay window.

 

 

Also, I'd always wondered why there was extra retic that didn't seem to work...found this buried under many years worth of mulch in another garden bed...

 

 

Had a mate give me a hand on Sunday to hire a trailer and load up all the excess mulch/soil. Worked out really well that the missus' parents and grandparents had both recently done up new garden beds so wanted soil/mulch so were happy for us to dump it at their places...so that worked out really well as it saved me on tip fees! Trailer was a bit touch and go initially though...we may have overloaded it a little haha.

 

Now my next challenge is how to redo the garden beds to stop moisture getting in in the future. I was initially thinking of a row of bricks with some black plastic underneath up against the wall and then put new soil and mulch back in (much less than previously though, obviously), but a mate from work has suggested something like bitumen paint on the walls, as that'll stop the moisture getting in. Anyone here had any experience in this and can offer some advice?

 

It also seems that they've rendered over the brick vent slots, as there doesn't seem to be any on the rendered walls, but is on other external walls of the house that aren't rendered.
