From what you've said this "house" is a temp one for resale?

 

Build it for best cost/price on sale rather than what you want it to be.

 

Save the flash stairs for the house you're going to grow old in.

Rab totally see what you're saying.... but we're living in it for the next 10-20 years until my parents either pass or move into a retirement home etc etc

(Obviously one house is for them one is for us)

The reason we're concerned with values etc is the equity in the house so we can do more subdivisions once this is finished. Those will be cheaper and fair e investment only.

We've been given a budget by our FA and due to the area we will get our money spent back in stuff like this.

I wanna have fun with the design and enjoy it as it's the first house I've designed entirely myself... plus this is likely where we will be spending the next decade or two.

made double driveway  and side entry gate out of 316 stainless steel

thought it was going to look stupid but once fitted I like the effect 

very much time taken to make and polish

would be the most expensive gates I have ever made

Well, the ex's family finally came and grabbed her furniture and stuff on the weekend. Turns out I don't really own that much (furniture and kitchen utensil wise I mean) and the house was pretty empty afterwards. Was all rather surreal actually. So anyway, I went out and bought myself a new bed, as the ex had a nice comfortable one and I didn't really wanna go back to my old crappy bed and lose my spare/guest bed in the process. Decided my room's big enough, so I'd get a king size...no regrets! It's awesome! And freaky will be happy, because headboard. The base also lifts up on gas struts, so there heaps of storage underneath.

Also, not sure if I posted when I did this, but ripped out the old shower curtain in my ensuite and put in a shower screen. Was a $200 cheapy from Bunnings, but it's immensely better than having a shower curtain and makes the room feel a lot nicer.

Good job! It is amazing how much you can improve a place by fixing up the small things. I'm about to arrange a bathroom renovation (whole box and dice - walls are asbestos a d bathroom is 45 years old) so looking forward to ditching the shower curtain.

Flicked the picture of the bed base to my missus - stuff stored on the floor under the bed annoys the sh! t out of me! This is perfect.
